How to Sell a Property Faster on Facebook Marketplace

If your house or lot has been sitting on Marketplace for weeks with nothing but questions from people who never write back, it almost always comes down to the same three things: a price that's off, photos that don't build trust, or not being able to tell a buyer with money ready from someone just browsing.

1. Price it by comps, not by what you need

The most common mistake is listing above market "to leave room for negotiation." If your property has something that sets it apart (a recent remodel, a bigger lot, a better spot within the same area), that's the only valid reason to price above the average.

A pattern that shows up over and over: buyers who ask about financing or pre-approval, request a showing, or mention they're paying cash close far more often than the ones who just ask if it's available and stop there. Spot that signal early and you know who to call first instead of chasing someone who was never going to buy.
