Not everyone who writes "is this still available?" is about to buy. Learning to spot the serious buyer from the curious one saves you hours — and tells you who to call first.
When 15 messages come in on the same day, it's easy to feel like they all deserve the same instant attention. The truth is most of them stop at "available?" and never write back — and while you're busy answering those, the buyer who was actually going to close might move on to another seller who got back to them first.
Replying fast does matter — but if you give the same effort to all 15 messages of the day, you end up exhausted without ever prioritizing the one who was actually going to close. The right question isn't "did I answer everyone?" — it's "did I talk to the one who's serious?"
A pattern that shows up over and over: buyers who ask about financing, request a video call, or share their budget in writing close far more often than the ones who just ask if it's available. Spot that signal early and you know who to call first.
If you sell occasionally, you can do it by hand — reading each message with these signals in mind. But if you sell often and get a lot of messages a day, scanning every single conversation for these cues becomes exactly the full-time job you don't want.
